Waterfront Estate Is Crowned Connecticut’s Priciest Home Ever Sold

A Connecticut property that made headlines when it appeared on the market earlier this year has been purchased for a record-breaking price.

Copper Beech Farm hugs a mile of water frontage in Greenwich, CT, and is only 35 miles from midtown Manhattan. The magnificent residence just sold for $138,830,000.

The estate is situated on a private peninsula and once held the title of the priciest home in the United States. The 50-acre property is the largest waterfront parcel in Greenwich.

Perched 40 feet above the water, the mansion splashed onto the market for $150 million in February.

Leslie McElwreath and Joseph Barbieri, of Sotheby’s International Realty – Greenwich Brokerage, in collaboration with Nikki Field, of Sotheby’s International Realty – East Side Manhattan Brokerage, represented the listing.

“Copper Beech Farm is the crown jewel of the Greenwich coastline,” McElwreath says in a statement. “It’s an awe-inspiring compound complete with every conceivable luxury for a sophisticated live, work, and play retreat.”

Stephanie Bo Li, of Douglas Elliman, found the lucky buyer to land the deal. While the purchase price was disclosed, buyer details were not.

But what we do know is that this is the most expensive estate ever sold in Connecticut. Additionally, at 50 acres, it’s the fifth largest residential sale along the East Coast and the ninth largest in the entire country, according to Douglas Elliman.

The property last sold in 2014 for $120 million, The Wall Street Journal reported.

Built in 1898 and later thoughtfully restored to modern standards—including all electrical and plumbing—the main home spans 13,519 square feet and includes eight bedrooms and eight baths. Oak paneling, plaster friezes, fireplaces, and 12-foot ceilings in the main rooms are among the dwelling’s most impressive interior features.

New York City native and industrialist John Hamilton Gourlie purchased the land and built the main house. The place was later sold to Harriet Lauder Greenway, who expanded and transformed the property into a working farm.

There are two French Renaissance-style towers for a grand entry, at the end of an 1,800-foot driveway. A carriage house, pool house, gatehouse, and two greenhouses dot the property.

A pool, grass tennis court, apple orchard, walled gardens, and two private beaches are some of the listing’s notable amenities. You can even paddle out to a private island for a picnic—another posh perk that helped this listing gain traction and secure a buyer.

“The opportunity to purchase a residence of this high caliber is a true rarity,” says Barbieri in a statement. “It was our honor to be charged with representing such an unparalleled, historic estate in one of the most coveted markets.”
